Southeast Asian funds continue to flow into Hong Kong’s property investment market. A basket of ground-floor shops in Tai Po’s Cheong Wan Centre, originally owned by McDonald’s USA, was purchased for HK$126 million by representatives of Malaysian developer MB World Group Berhad.

The transaction involved shops 57-66 on the ground floor of Cheong Wan Centre, No. 4 On Chi Road, Tai Po, with a total gross floor area of ​​8,566 square feet. McDonald’s had been offering the property for HK$200 million since last year and sold it last month for HK$126 million, at a price of approximately HK$14,700 per square foot, a reduction of HK$74 million or 37%. Most of the shops are currently operated by McDonald’s, with another shop of approximately 582 square feet leased to OK Convenience Store. The total monthly rent for the entire property is approximately HK$690,000, allowing the new buyer to enjoy a rental yield of approximately 6.6%.

Malaysian Developer Acquires Property with 6.6% Return

According to records, McDonald’s purchased the property in 1988 for HK$19.293 million, holding it for 38 years before selling it, realizing a profit of approximately HK$107 million, representing a 5.5-fold increase in value.

It is understood that the buyer is a representative of the Malaysian developer, Golden Phoenix Group. They entered the Hong Kong market in February this year, purchasing the entire commercial and residential building at 9-11 Staunton Street, Central, for HK$105 million. Since selling its first shop property last October, McDonald’s has sold 11 shops in approximately eight months, raising approximately HK$980 million, with the Tai Po shop sold this time fetching the highest price.
