									<p><strong>半價買樓的背後：433</strong><strong>萬買1,632</strong><strong>萬物業？拆解「半契樓」三大關鍵問題</strong></p><p>近日地產新聞其中一個焦點，是陳振聰持有的將軍澳富麗花園「半契樓」推出拍賣，開價433萬元。對比測量師估計該單位市值約1,632萬元，開拍價較市價低約47%，折扣幅度相當驚人。</p><p>「半價買樓」四個字，對不少投資者來說確實吸引。但市場上從來沒有無緣無故的折讓。半契樓之所以大幅低於市價，背後有三個關鍵原因，值得任何有意入市的買家仔細了解。</p><p><strong>甚麼是「半契樓」？</strong></p><p>半契樓，指物業業權被分割出售，買家只購入其中一半業權。另一半業權可能在前配偶、兄弟姊妹，甚至一個完全陌生的人手上。這類物業的成因，通常離不開遺產分配、離婚分產，或家庭成員之間意見分歧。以陳振聰的個案為例，他與妻子譚妙清由「長命契」改為「分權共有」，各佔一半業權，法院最終只能收回他那部分進行拍賣。</p><p>以下三個原因，解釋了為何半契樓的市場價格遠低於正常單位。</p><p><strong>一、銀行不接受按揭申請，買家須以現金一筆過支付</strong></p><p>銀行審批按揭時，需要完整的業權作為抵押。半契樓的賣方無法提供完整樓契，銀行無法在借款人斷供時沒收另一半業權，亦不能將整個物業拍賣來填補壞賬。因此，<strong>全港主流銀行一律拒批半契物業的按揭申請</strong>。</p><p>買家必須準備足夠現金，一筆過完成交易。單是這個門檻，已將大部分實力不足的買家排除在外。少數財務公司或會承接此類貸款，但息口較高，並非理想選擇。</p><p><strong>二、放租或自住均受限制，實際使用權有限</strong></p><p>名義上擁有一半業權，實際上在使用權方面有不少限制。<strong>放租必須得到全體業主簽名同意</strong>。若另一半業主拒絕簽署租約，物業便無法合法出租。</p><p><img
