The total gross floor area is approximately 8823 sq ft. The ground floor shops are rented to 2 Soon Cafe, the 1st and 2nd floor offices, and the 3rd to 14th floors are student accommodation. The total rent is approximately HK$245,000 per month, yielding a 4.5% return. The price per sq ft is HK$7367.

The original owner of this entire building on Sai Yeung Choi Street North purchased the ground floor to 2nd floor for HK$61.8 million and the 3rd to 14th floors for HK$12 million in January 2015, for a total purchase cost of HK$73.8 million. The recent sale is rumored to be for HK$65 million.

This building is near the Mong Kok Police Station, so the ground floor shops are likely quiet, but the cafe tenants are attractive young men. The upstairs residential units are valuable, with one unit per floor, but unfortunately, the usable area is very small, possibly less than half.
